Why Moving to Wandsworth Makes Sense for Everyone

Moving-to-Wandsworth-London
Many different areas of London have their own charms: some are great for families, others fantastic for first time buyers, others perfect for professionals. While this is all well and good, Wandsworth tops them all, simply due to the fact that Wandsworth is perfect for everyone! Quite simply put, it offers everything anyone could possibly need, but if you don’t believe us why not take a read of the information below..?
Firstly, Wandsworth is perfectly affordable when compared to its neighbours. Sure, the average house price within the borough is still over £650,000, however when you’re moving to London you expect these kinds of prices. If you look across the border to neighbouring boroughs like Richmond (average house price of over £900,000) or Merton (average price of over £710,000) though, the prices seem perfectly reasonable. It should be mentioned that rental prices are quite high, however the quality of the properties available justifies this.
Wandsworth is also one of the best locations in the country for those who work in the capital, thanks to the great transport connections it offers. There are Tube stations providing easy access to the whole city, plus overground train services can get residents into the centre of London within minutes. Equally important though is the fact that living in Wandsworth allows you to easily escape the hustle and bustle of London thanks to its easy access to the surrounding counties and the vast swathes of countryside found there.
But what else makes Wandsworth the perfect choice for everyone? The amenities, that’s what. Quite simply, Wandsworth has everything you could ever possibly need. There are loads of great schools – both private and state-run – as well as many different shopping areas, supermarkets and places to enjoy yourself, including loads of different restaurants, bars and pubs. Families with older children will find many options for further education – London plays host to many of the country’s top universities – plus those with very young children will find an array of different preschools. Whether you are a parent, first time buyer or young professional, you’ll find everything in Wandsworth.
It should also be mentioned that moving to Wandsworth can be considered a great investment, as property prices in the area are really unlikely to fall. Even through the recession most of London held its prices, and prices in Wandsworth are shooting up as you read this article. In the last year alone, prices of houses in Wandsworth rose by nearly 17% and they are expected to continue rising for the foreseeable future. If you do decide to move in the future, renting your current property out is perfectly feasible, with rental prices slightly higher than the London average.

Living in Wandsworth

Wandsworth is a district of South West London within the London Borough of Wandsworth. Named after the River Wandle, Wandsworth itself is situated right at the point where this river meets the Thames.
Wandsworth is a largely residential district that is typically considered to be middle class suburbia, making it a popular place for F Smith and Son, we carry out removals daily in this area, gaining greater experience of the roads and properties.
The former wharf area of the river-front is now lined with new apartment blocks, with several bars and restaurants. Notable pubs include the Ship Inn and the Waterfront, on the western and eastern side of (the southern bridgehead of) Wandsworth Bridge respectively. Also in the area is the Royal Victoria Patriotic Building, which now contains flats, a theatre school and a restaurant. The Tonsleys/Old York Road is a residential area of old Wandsworth close to the river and town centre, so called because many of the street names have the word “Tonsley” included. It has a village feel with the Old York Road’s cafes and shops at its heart. East Hill is an area of large Victorian houses bordered by the west side of Wandsworth Common. Wandsworth  High Street is dominated by the recently regenerated Southside shopping centre, cinema and restaurant complex.
Built in 1851, Wandsworth Prison is a Category B men’s prison. It is the largest prison in London and one of the largest in Europe, with a similar capacity to Liverpool Prison, this doesn’t reflect in house prices or people moving into the area.

What Types of People are Moving to Dulwich?

F Smith and Son help many people who are moving to Dulwich, one of the most up and coming areas of south London.

What Types of People are Moving to Dulwich?
What Types of People are Moving to Dulwich?
With a combination of affordable housing, great local amenities and good transport links, it is hard to resist the lures of Dulwich when looking to buy a home in or around the capital. But what types of people are typically moving to Dulwich? Keep reading to find out…

Families

Families represent a large percentage of the people moving into Dulwich, mainly attracted by the excellent schools in the area. This includes a number of infant/junior schools rate as “good” or better by Ofsted, as well as secondary schools such as the extremely well-regarded Harris Boys’ Academy. There’s even a fantastic library in the area, but this isn’t surprising considering Enid Blyton was born in Dulwich. Families are also lured by the fact that the area is a safe one to live in, making it perfect for raising a young family.

Investors

Property investors are snapping up properties in Dulwich at an astonishing rate. This is due to one simple fact – prices in the area are increasing very quickly, therefore making purchasing a property in Dulwich an excellent investment. This is proved by the fact that property prices have increased by over 30% in Dulwich over the last year. East Dulwich is particularly attractive to investors, due to the fact that property prices are still affordable yet also rising quickly. Many investors are choosing to buy the properties in order to let them out until prices have risen further, therefore making the area great for those looking to rent.

Young Professionals

For young professionals, living in Dulwich is the perfect choice. The area has excellent transport links to the centre of London, with a train journey from West Dulwich to London Victoria taking just 12 minutes on average. What’s more, young professionals will find plenty to keep them entertained while in Dulwich, including the vibrant Lordship Lane, as well as numerous bars and pubs. The other main reason for the large numbers of young professionals moving here is the proliferation of rental properties in Dulwich, with rental prices that are lower than most other nearby areas. Many young professionals also choose to stay in Dulwich once their rental contract is finished, due to the fact that the area offers everything they possibly need!

First Time Buyers

First time buyers are hugely attracted to Dulwich, and there is one simple reason for this: price. While it is true that some areas of Dulwich are prohibitively expensive, there are other areas – such as East Dulwich – that offer great value for money on homes, as well as homes that are only going to rise in value. For those looking to get on the property ladder, Dulwich represents the perfect compromise – not too expensive, but also a nice area with plenty of amenities.

Moving to Bromley London: The Best Places.

Moving to Bromley London: The Best Places
The borough of Bromley is pretty big, meaning that anyone thinking of moving there has a huge choice of different areas in which to buy their new property. From quiet country villages through to larger, more cosmopolitan towns, the borough really does have everything. Due to this variety of places, we’ve come up with this short, yet handy, guide to where you can buy when moving to Bromley London, so you can start looking as soon as possible!
Bromley
Beckenham
Beckenham is one of the larger towns in the borough of Bromley London, and it offers loads to those buying a property there. Most importantly for some, it has excellent travel links to the centre of London (just 20 minutes to London Victoria), while also providing the small-town feel that many London workers look for. Those with kids will be attracted by the fact that Beckenham has four senior schools – including both a boys’ and a girls’ school – as well as numerous primary schools. It also has a hospital, as well as numerous leisure activities. All in all, it is a great place to live!
Bromley
The town that the borough takes its name from, Bromley isn’t always viewed favourably by some – which is a mistake based on old facts. Bromley is now an up-and-coming neighbourhood with lots of exciting features, as well as being perfect for families looking to live close to London. The centre of town has everything you could ever need and is a hub for those in the area, plus the council are in the middle of a rejuvenation scheme costing £90 million, which includes a huge cinema and many new restaurants. Once this is complete, house prices will almost certainly rocket, so get in there while you can.
Bromley-Glades
Orpington
Orpington is a lovely quaint town in the borough of Bromley London, with a number of interesting historical sites, such as the Priory. More importantly to those moving to Bromley London, it is located very close to the M25 and has a station with trains connecting to Charing Cross. For those with kids, Orpington is home to St. Olave’s Grammar School which is an extremely well regarded school, as well as many other primary and secondary institutions. It also has a college associated with the University of Greenwich, for those looking at their kids going on to higher education.
Green Street Green
Green Street Green is a village in the southern part of the borough of Bromley, providing a picturesque location for anyone to live. Because of its rural charm, property prices are quite high here, although the extra money is worth it for the quality of life it provides. It has bus links into London, plus both Sevenoaks and Tunbridge Wells are within a close distance. If you are looking for a vibrant town with hustle and bustle, this isn’t for you; if you want a quiet retreat from the vigour of modern life, then it is certainly somewhere to consider though.
